The expansion of a Perthshire caravan site has been refused largely due to its design and layout.
On Wednesday, March 13 Perth and Kinross Council's Planning and Placemaking Committee was asked to consider an application by Verdant Leisure 2 Ltd to extend its Birnam holiday park.
Planning permission was sought to expand Erigmore Leisure Park to accommodate a further 76 lodges.
The site currently has 157 caravans. The report of handling said it was understood the majority are owned by the resort with others privately owned.
The application received 99 objections from 91 households. A number of issues were raised which included concerns about its visual impact, being out of character and how it would affect the quality of local walks.
Scotland Gas Networks Plc had a holding objection to the development due to the proximity of the pipeline which crosses the site. The report of handling - put before councillors - said that should councillors "be minded to approve this proposal, then this may require deferral to address this aspect".
Planning team leader Sean Panton told councillors there had been no meeting as PKC had indicated to Scottish Gas Networks Plc it was minded to recommend refusal for other reasons.
The planning officer's report of handling said: "It is clear from the representations that the public path which runs along the south bank of the Tay is very popular, and is enjoyed by many. The development would have a significant impact on the visual amenity value associated with this walk, and whilst some new landscaping and planting is proposed, there would remain an adverse impact from the existing – which would be emphasised by the scale of the extension.
