For anyone who drives regularly on the M56 or A556 through Cheshire, there is a familiar and sad sight along the roadside - of a gradually decaying old pub. Once The Nag's Head, and more recently the Cheshire Lounge, its car park and fields famously played host to Sunday car boot sales off Junction 7 of the M56 at Bowdon for years.
What many who drive past may not know is that this derelict pub has been the subject of a lengthy legal battle over the past six years - that only now has been resolved. The pub and the surrounding land were purchased by Manchester's Albert's restaurant group back in 2017.
But ever since then, they have been locked in a protracted legal battle with National Highways over the access road to the site. The pub sits on a patch of land that used to be accessible via a dog-leg junction off the big A556 roundabout at Bowdon.

The firm had bought the pub, which has been derelict since 2014, along with its car park, gardens and an adjoining field, for £1,232,500 in June 2017. But, nearly six years later, Albert's still had no legal right of access to the site on Chester Road, Millington due to various protracted complications relating to a compulsory purchase order in place on the original access road.
Now, Castlefield Property, Albert's development arm, has been awarded nearly £1m in compensation for the delays to an access to the site. National Highways has been ordered to pay £947,501 in compensation to Castlefield Property following a tribunal hearing held in Manchester, as reported by our sister site Cheshire Live.
