Manchester’s latest super-tall tower has reached a major milestone this week.
The Fernley building has ‘topped out’ — i.e. reached its final height — at 45 storeys. The tower, located in the First Street area of the city centre next to Mancunian Way, is part of a development which was ‘reluctantly’ given planning permission in 2020.
That’s because its sister 45-storey skyscraper, called Acer, is a controversial ‘co-living’ development where residents share amenities usually found in individual flats — similar to halls of residence at universities — in a drive to provide 1,771 homes in the area.

The Fernley is a more traditional build-to-rent project, where flats are self-contained. There will be 585 apartments in the building, some 240 studios, 237 one-bedroom apartments, 94 two-bedroom apartments and 14 ‘ultra luxury’ two-bedroom penthouse apartments.
That’s alongside amenities like a gym, 'wellbeing suite', cinema room, meeting areas, and a glass orangery — all surrounded by two-and-a-half acres of greenery. Bosses say that will be a ‘green oasis’ in the city.
"It is great to celebrate this exciting milestone at The Fernley as it joins Acer on Manchester’s iconic skyline,” said Andy Thomas, operations director at developers Downing. “You can now start to see this transformational project taking shape in the overall cityscape.
“The Fernley will provide unrivalled luxury living in the centre of Manchester, which is complimented by its best-in-class amenities and facilities. We are proud of the welcoming, green oasis that we are delivering to Manchester, with health and wellbeing taking centre stage at Square
